Should you sell your Taft home now, or wait? A close call
Quick answer
Based on RESO GEMLS data, Taft’s market is balanced: sellers received 95.1% of their original asking price, and available inventory sits in seller’s-market territory. For most homes priced below $300,000 and ready to show, selling now is the stronger choice, because waiting does not improve the price outlook and a failed listing carries real cost.

Has waiting paid off this year?
The numbers say no. In the 12 months ending October 28, 2026, the median sale price in Taft was $225,000, against $228,445 in the prior 12 months ending October 28, 2025.
Our read is that mix-adjusted prices are flat to slightly lower, and there is no data in either period that supports expecting a meaningfully higher price by waiting. A year has passed and sellers who listed received about 97 cents of every asking dollar, a result the year-against-year table below shows in context. Waiting added time, not price.

Are buyers still buying?
Buyers are still active in Taft, though the pool has thinned compared to a year ago. In the 90 days ending October 28, 2026, 32 homes closed, against 37 in the same period a year earlier. The more telling figure: 24 homes were under contract as of October 28, 2026, meaning real buyers are writing offers and moving toward closing.
A thinner buyer pool means a seller needs to give those active buyers a reason to choose their home. Pricing within the range the market has accepted and presenting the property well are the variables a seller controls. The buyers are there; the question is whether a given listing meets their threshold.
What happens to sellers who price high and wait?
Of the 44 active listings in Taft as of October 28, 2026, 25 have already been cut from their original asking price: more than half the inventory is already in retreat before a new seller even enters the market.
That rate ran higher in Taft than the 43.3% countywide figure for the same period, though it is an upper bound: some of those listings may have relisted and are still active rather than truly gone.
Days accumulate, buyers assume something is wrong, and the eventual price cut starts a negotiation from a weaker position than a well-reasoned original price would have reached.
Does my price range change the answer?
Yes, and in Taft it may be the most consequential input of all. The $150,000 to $199,999 range closed 5 homes in the last 90 days at 100.0% of the original asking price: sellers in that range received every dollar they asked. The $250,000 to $299,999 range closed 7 homes, a balanced result where buyers negotiated modest concessions.
The $200,000 to $249,999 range recorded only 4 closings against 14 active listings in the same period. The months-of-supply figure for that range is not reportable from this sample size and does not appear in the table, but the ratio of listings to closings signals that competition is real and pricing precision matters. Above $400,000, closings are too few for any timing call.
Table 1. Taft homes by price range. Ranges are by original asking price. Sales are from the 90 days ending October 28, 2026; homes for sale are as of October 28, 2026. A range is a seller’s market when homes sell for at least 97% of their original asking price, balanced from 94% to 97%, and a buyer’s market below 94%. Ranges with no sales or listings in the last 90 days are omitted. A range with fewer than ten sales has its median and market marked as a small sample, with its number of closings; medians are not shown under five. Source: Golden Empire MLS.

How do new builders affect my timing?
In Taft, they do not. No new-build homes closed in the 90 days ending October 28, 2026, and only 1 closed in the trailing twelve months, a 0.7% share of all sales. There is one active new-build listing in town, priced in the $650,000 to $699,999 range, well above the price ranges where Taft’s resale volume actually exists.
Our read is that builders are not competing with resale sellers here. There is no builder incentive or rate buydown pulling buyers toward new construction at the price ranges where deals are closing. A Taft resale seller does not need to factor builder activity into their timing decision.
Sell now or wait: which fits your home?
The citywide answer is sell now, for a prepared, correctly priced home below $300,000. The caveat is in that phrase: prepared and correctly priced. The sale price against the original asking price fell from the spring period to the fall period, which means buyers are negotiating harder now than they were six months ago. A seller who enters at an optimistic price is not getting close to list; they are starting a negotiation from a number the market has already signaled it will not accept. If that is you, the fastest way to know is to run your address.
Waiting does not fix a preparation or pricing problem. If a home needs work, the months before a later listing are best spent completing that work. A home that fails to sell and re-enters the market does so from a weaker position: more days on record, buyers who wonder what went wrong, and a price cut that signals the original ask was wrong.
A seller whose home is ready and priced from what actually closed in Taft has a viable market right now. A seller whose home is not ready has a project, not a timing question. The market will not improve enough in any foreseeable period to make preparation optional.
Your situation
Which market your Taft home sits in matters more than the citywide picture. Below $200,000 is seller’s-market territory, where well-priced listings move. The $200,000 to $249,999 range is more crowded and balanced: a price that misses the mark means the listing fails and restarts from a weaker position. Above $400,000, recent closings are too few for any timing call to be more than a guess.

What does Ryan see in the Taft market right now?
Now, if your home is ready to show and your price is built on this year’s sales, not last year’s. Waiting for a better number rarely pays off when it’s never certain to come. If your home needs work or you don’t have your next place lined up, getting ready matters more than the calendar.
That read matches what the numbers show: homes that closed in the 90 days ending October 28, 2026, did so quickly, while active listings that have not sold are sitting at a median of 72 days, with more than half already cut below their original price.
