Why aren’t homes selling in Tehachapi? 36 listings ended unsold

Quick answer

In Tehachapi, RESO GEMLS data shows that about half of listings that left the market between July 31 and October 28, 2026, did not sell, an upper bound because some of those listings may have relisted. Pricing and preparation, not the calendar, separated the listings that closed from the ones that did not.

How many listings fail to sell?

Between July 31 and October 28, 2026, Tehachapi listings left the market without a sale at a rate roughly five points above Kern County’s share for the same period. Some of those expired, cancelled, or withdrawn listings may have subsequently relisted, so the figure is an upper bound.

Close to one in two listings that exits the market here does not close. Pricing and preparation, not seasonal timing, separated the listings that closed from the ones that did not.

$450,000 to $499,999 had the most Tehachapi listings that failed to sell in the 90 days ending October 28, 2026, 10. Listings that failed to sell by original asking price range: $0 to $49,999 0; $50,000 to $99,999 0; $100,000 to $149,999 0; $150,000 to $199,999 1; $200,000 to $249,999 0; $250,000 to $299,999 1; $300,000 to $349,999 0; $350,000 to $399,999 8; $400,000 to $449,999 5; $450,000 to $499,999 10; $500,000 to $549,999 0; $550,000 to $599,999 3; $600,000 to $649,999 5; $650,000 to $699,999 0; $700,000 to $799,999 0; $800,000 to $899,999 1; $900,000 to $999,999 0; $1,000,000 to $1,249,999 0; $1,250,000 to $1,499,999 1.

How long are homes taking to sell?

Tehachapi homes that closed in the 90 days ending October 28, 2026 went under contract in a median of 36 cumulative days, while the median active listing had been on the market 87 cumulative days as of October 28, 2026, more than twice as long. A listing that has not found a buyer in its first five to six weeks is entering a harder phase.

What did the homes that sold quickly do differently?

The homes that closed started at prices buyers accepted. In the last 90 days (July 31 to October 28, 2026) and the prior 90 days (May 2 to July 30, 2026), listings that closed did so within roughly one to one and a half percent of their original asking price. A small gap between the list price and the sale price, held across dozens of closings, tells a consistent story about how those sellers set their price at the start.

A buyer comparing several Tehachapi resale homes will move toward the one priced to where the buyer pool actually sits and ready to occupy. The others accumulate days on market and become the listings that eventually fail to sell.

How many homes for sale have cut their price?

More than half of the 84 active Tehachapi listings as of October 28, 2026, are priced below what their sellers originally asked: the majority of the current market is sitting at a discount to its own launch price.

Pricing correctly at the start does more than a price cut after weeks on market. Buyers who tracked a home at launch often do not return at the reduced price with the same enthusiasm, which is one reason the failed-to-sell share described above runs as high as it does.

Does my price range make a difference?

In the 90 days ending October 28, 2026, the $300,000 to $349,999 range had zero listings that failed to sell and 3.0 months of supply, a clear seller’s market at that level.

The failed-to-sell count per range is an upper bound, because the relist rate by range has not been calculated for Tehachapi.

Our read is that a small difference in list price, straddling that line between ranges, separated a seller’s market from a much harder outcome in this period.

Table 1. Tehachapi homes by price range. Ranges are by original asking price. Sales are from the 90 days ending October 28, 2026; homes for sale are as of October 28, 2026. A range is a seller’s market when homes sell for at least 97% of their original asking price, balanced from 94% to 97%, and a buyer’s market below 94%. Ranges with no sales or listings in the last 90 days are omitted. A range with fewer than ten sales has its median and market marked as a small sample, with its number of closings; medians are not shown under five. Source: Golden Empire MLS.

Is your home at risk of not selling?

The failed-to-sell share described in the quick answer section is an upper bound: the figure counts all expired, cancelled, and withdrawn listings in the period, and some of those listings may have relisted and remain active. If that is you, the fastest way to know is to run your address.

The trailing twelve months, October 29, 2025 to October 28, 2026, show the failure rate was not a single-period event; it held at an elevated level across the full year. Any gap in pricing, preparation, or marketing puts a listing in the segment where failures have consistently outnumbered closings, and where more than half of active competitors have already reduced from their original asking price.

Which outcome your home moves toward depends on three factors a seller controls: pricing to where the buyer pool actually is, presenting the home so buyers walk in ready to say yes, and making sure as many qualified buyers as possible see it.

Your situation

The question worth sitting with is not whether this is a good time to sell in Tehachapi generally; it is whether your specific home, at the price you have in mind, in its current condition, is more like the listings that closed quickly or more like the ones that sat and eventually left the market without a sale.

A personalized Seller Opportunity Analysis can do the same for your address.

Would your Tehachapi home sell, or sit?

The page above shows what separates the listings that closed from the ones that did not in Tehachapi right now. What it cannot tell you is which side of that divide your specific home falls on. What does Ryan see in the Tehachapi market?

And it really comes down to what I call the three P’s, which is like the ingredients to selling. So it’s promotion, the product and the price. All three of those things need to be working together in order for a home to sell

Tehachapi closings between July 31 and October 28, 2026 landed at 98.5% of asking price, yet more than four in ten listings over the trailing twelve months never sold. Promotion is the difference.
