Should you sell your Tehachapi home now, or wait? The case for now
Quick answer
Tehachapi sellers closed 39 homes in the 90 days ending October 28, 2026, per RESO GEMLS data. For a home priced on 2026 comparable sales and ready to show, this is a workable time to sell; for a home above $450,000 or not yet in showing condition, preparation matters more than the calendar.

Has waiting paid off this year?
The data says no. In the 90 days ending October 28, 2026, the median sale price in Tehachapi was down from $443,500 a year earlier. Yet homes sold at 98.5% of the original asking price, identical to the year before: buyers are paying close to what sellers ask, but sellers are asking less. Waiting did not produce a higher price; it produced a lower one.
Table 1. Tehachapi sales in each period. Each row stands on its own. Source: Golden Empire MLS.
| Period | Sold | Median price | Median DOM | Of original ask | $/sq ft |
|---|---|---|---|---|---|
| 90 days to Oct 28, 2026 | 39 | $399,000 | 36 days | 98.5% | $261.53 |
| Same 90 days, 2025 | 30 | $443,500 | 39 days | 98.5% | $256.87 |
| 12 months to Oct 28, 2026 | 152 | $426,000 | 32 days | 98.5% | $261.53 |
| Prior 12 months | 135 | $410,000 | 43 days | 97.5% | $249.34 |
The failed-to-sell rate carries one qualification: 48.0% is an upper bound because some of those listings may have relisted and are still active. Priced-right homes sold; overpriced ones mostly did not.

Are buyers still buying?
Yes, but selectively. As of October 28, 2026, Tehachapi has 17 homes in contract against 84 active listings, meaning roughly 1 in 5 active listings has a buyer. That is a real market, not a frozen one, but it is not a market where buyers take whatever is available.
The other signal worth noting: more than four in ten active listings (57.1%) have already dropped below their original asking price. Buyers have enough choices to wait for a price correction rather than negotiate from a high list price. A home priced on what comparable properties actually closed for in 2026 is in a different position than one priced ahead of those comparables.
What happens to sellers who price high and wait?
The record is direct: 36 listings failed to sell in the 90 days ending October 28, 2026 (an upper bound, because some of those listings may have relisted and are still active). In the 90 days from May 2, 2026 to July 30, 2026, the failed-to-sell rate was 32.8%. The count grew; overpricing did not correct itself by sitting.
More than half of what buyers see on the market today is a home that already tried the high-price approach and reduced. A buyer with options, and buyers here have them, has little reason to negotiate up from a lower offer when a corrected listing is a few clicks away.
Does my price range change the answer?
More than most variables in this market, yes. The $300,000 to $349,999 range closed 8 homes with 0 failures, the clearest signal of seller-side strength across all ranges. The $450,000 to $499,999 range tells a different story: 7 closings against a failure count listed in the table below, a ratio that points to meaningful buyer resistance at that level. The failed-to-sell counts by range are upper bounds, because some of those listings may have relisted and are still active.
The $350,000 to $399,999 range and the ranges above $500,000 each have thinner close counts; see the table below for the full picture by range, including supply figures this section cannot report in prose.
Table 2. Tehachapi homes by price range. Ranges are by original asking price. Sales are from the 90 days ending October 28, 2026; homes for sale are as of October 28, 2026. A range is a seller’s market when homes sell for at least 97% of their original asking price, balanced from 94% to 97%, and a buyer’s market below 94%. Ranges with no sales or listings in the last 90 days are omitted. A range with fewer than ten sales has its median and market marked as a small sample, with its number of closings; medians are not shown under five. Source: Golden Empire MLS.

How do new builders affect my timing?
Less than you might expect. New-build closings made up 5.1% of Tehachapi closings in the 90 days ending October 28, 2026, and 2.6% of closings over the trailing 12 months. No active new-construction communities appear in this cycle’s inventory data for Tehachapi.
The competitive pressure on resale sellers here comes from other resale sellers, not builders. With more than half of active resale listings already below original asking price, a buyer choosing between your home and a competitor’s is almost certainly choosing between two resale properties. Builder timing is not the variable to watch; resale pricing and preparation are.
Sell now or wait: which fits your home?
The case for selling now is strongest if your home is priced at or below $450,000, in showing condition, and anchored to what comparable Tehachapi homes actually closed for in 2026. That covers two distinct positions: homes priced below $400,000, where closings outpaced failures by the widest margin in the market, and homes in the $400,000 to $449,999 range, where supply sits at a level our read classifies as a seller’s market. In either position, the market’s current activity is working in your favor. If that is you, the fastest way to know is to run your address.
The case for more preparation time before listing is strongest above $450,000, where active listings already show widespread price reductions and failure-to-sell counts that match or outnumber closings. For a home in that range that is not yet showing-ready, getting the preparation right matters more than the calendar date you list.
Our read is this: the market here rewards sellers who show up priced on evidence and ready to close, and it is patient with sellers who do not. Waiting alone has not changed that dynamic in the past year. If you want to know which side of that split your home is on, request a Seller Opportunity Analysis and we will tell you directly.
Your situation
Tehachapi’s market contains a genuine split, and which side of it you are on comes down to one question: is your price anchored to what buyers actually paid for comparable homes in 2026, or to what you need or hope to get?
If your home is priced on what sold, is in showing condition, and your timeline gives you room to work, the current market is workable.
If you want a read on where your home sits before going further, request a Seller Opportunity Analysis and we will tell you which side of that split you are on.

What does Ryan see in the Tehachapi market right now?
Now, if your home is ready to show and your price is built on this year’s sales, not last year’s. Waiting for a better number rarely pays off when it’s never certain to come. If your home needs work or you don’t have your next place lined up, getting ready matters more than the calendar.
That split between homes that close and homes that sit is visible in the numbers: the trailing 12-month failed-to-sell rate sits at more than four in ten listings, while sellers who did close averaged 32 days from list to contract over that same period.
