Should you sell your Wasco home now, or wait? A close call

List now if your price is grounded in this year’s Wasco closed sales; wait only if your home needs preparation work first. The answer shifts by price range: the three ranges below $400,000 each recorded seller’s market conditions on the 12-month read, while the town-level 90-day figure sits in balanced territory. Which side your home is on depends on where it falls in that ladder.

Quick answer

Wasco’s RESO GEMLS data for the 90 days ending October 28, 2026, puts the market in balanced territory, with the 12-month read leaning toward seller conditions at the mid-tier price ranges. List now if your price is grounded in this year’s closed sales; wait only if your home needs preparation work first.

Has waiting paid off this year?

For Wasco sellers, waiting from fall 2025 to spring 2026 paid off. The median sale price rose from $279,000 in the period July 31 to October 28, 2025, to $345,000 in the period May 2 to July 30, 2026.

That spring 2026 result was an outlier. In that same spring period, sellers closed in a median of 16 days and received 100.0% of the original asking price. In the prior 12-month period, October 29, 2024 to October 28, 2025, sellers accepted discounts to close. A seller waiting for a repeat of spring 2026 is betting on the exception, not the pattern. The table below shows how those periods compare.

Are buyers still buying?

Yes. As of October 28, 2026, Wasco has 13 homes under contract, against 20 active listings. That pending-to-active ratio confirms buyers are writing offers, not sitting out the fall.

Eleven homes closed in the last 90 days, which is below the spring pace but consistent with Wasco’s historically thin fall volume. Months of supply sits at 5.5, meaning if no new homes came to market it would take about five and a half months to sell every active listing. That is balanced, not slow. A seller who prices against this year’s closed sales is not listing into an empty market.

What happens to sellers who price high and wait?

In the 90 days ending October 28, 2026, 18 Wasco listings left the market without a sale, a failed-to-sell rate of 62.1%. That rate is an upper bound: some of those listings may have relisted and are counted in the active pool rather than resolved.

Of the homes on the market today, 11 have already cut below their original list price. A price reduction reaches buyers who have already seen the home and passed on it. Sellers who price against this year’s closed sales from the start avoid joining that group.

Does my price range change the answer?

The three ranges up to $400,000 each recorded seller’s market conditions on the 12-month basis. The $400,000 to $449,999 range had only 4 closings in the same period; the months of supply and the sale price against the original asking price figures for that range are not reportable because there are too few closings to produce reliable metrics, and those figures print as “(not reportable)” in the table.

Within the three seller’s market ranges, the $300,000 to $349,999 range stands out: sellers received more than their original asking price on average, the sale price against the original asking price above 100%. The full picture by range, including closing counts and supply conditions, is in the table.

Table 2. Wasco homes by price range. Ranges are by original asking price. Sales are from the 90 days ending October 28, 2026; homes for sale are as of October 28, 2026. A range is a seller’s market when homes sell for at least 97% of their original asking price, balanced from 94% to 97%, and a buyer’s market below 94%. Ranges with no sales or listings in the last 90 days are omitted. A range with fewer than ten sales has its median and market marked as a small sample, with its number of closings; medians are not shown under five. Source: Golden Empire MLS.

How do new builders affect my timing?

They do not, in Wasco. There were zero new-build closings in the 90 days ending October 28, 2026, and zero in the trailing 12 months. None of the active listings is new construction. A resale seller here is not competing against builder spec inventory, rate buydowns, or upgrade incentives.

That is a meaningful difference from parts of Bakersfield, where new builds make up a real share of active listings. In Wasco, you compete against other resale sellers only, which keeps the comparison straightforward: your price, your condition, your timing against theirs.

Sell now or wait: which fits your home?

The market does not decide your timing, your home does. A seller whose home is show-ready and priced against this year’s closed sales has the data on their side: those price ranges are in seller’s market conditions on the 12-month read, and the prior 12-month period confirms the direction. If that is you, the fastest way to know is to run your address.

A seller whose home needs work first, or whose price sits above recent comparable sales, is better served by preparing now and listing when the home is ready. Waiting for the market to move in your direction is not a strategy the current data supports.

Two items apply regardless of timing. Wasco is a thin market: eleven closings in a quarter means individual sales move every headline figure, so your specific address and condition matter more than any single quarter’s town-level read. And if your home is served by Wasco’s municipal supply, the TCP water quality disclosure is a preparation item to resolve before listing; consult a qualified real estate attorney on that step.

Your situation

Which range your home falls in shapes the call more than any town-level read. The table above breaks Wasco’s market by price range; find your range there. If your home needs preparation work before listing, that timeline matters more than the season. If it is ready and priced against this year’s closed sales in your range, the case for listing this fall is straightforward.

What does Ryan see in the Wasco market?

Now, if your home is ready to show and your price is built on this year’s sales, not last year’s. Waiting for a better number rarely pays off when it’s never certain to come. If your home needs work or you don’t have your next place lined up, getting ready matters more than the calendar.

That read fits a market where homes priced on current closed sales are closing in a median of 41 days and the $300,000 to $349,999 range finished the trailing 12 months in seller’s market conditions, while more than half the active listings have already dropped below their original price.
